    I’ve been investing in real estate for 20 years and I love it. It has made me a very nice living and has made it possible for me to build something of value that I can leave to my children and grandchildren.

    I’m not easily impressed by real estate ‘gurus’ anymore because I’ve seen just about everything under the sun when it comes to putting deals together.

    But this system IS different. Here is what I like about it:

    1. He breaks down no money down deal structures in a way that I’ve never seen before in my entire 20 years of seminar going. I’ve used every one of these structures, but I never really thought about how they work together and which one is better than the other for different types of deals. I also never thought about why one structure is safer than another depending on the type of deal you are doing and your intended exit strategy.

    2. I like simple deals. I like to close them quickly and without fuss. He shows you how to make that happen regularly, consistently and profitably. He also shows you how to have a constant pipeline of deals waiting in the wings. I’ve been doing deals that take just a few minutes to put together – just like he teaches and anyone who asks me gets the same advice – don’t use banks, don’t use hard money – they take too long and have too much risk – use no money down structures and learn how to make offers that sellers will accept.

    3. I like automation like this – especially automation and marketing that is so original – I’ve never heard this stuff at a seminar before. I’m an old dog and when I see my 6 year old grandson clicking through his homework on his computer like it was an extension of his arm, I feel pretty stupid. But Crump has created a system that is both, very, very complex – and, at the same time – extremely easy to use. You don’t have to be a rocket scientist to make it work, but I expect he had to be a rocket scientist to create it. I’m proud of myself when I can send an email – so it says something when I can pull this off.

    4. I don’t like being fed a line of BS. I want the facts and I don’t want a lot of sugar coating and fluff. I’ve heard all the rah, rah stuff before and all I really want is the hard techniques I can use in my business today. On that count, this book delivers.

    5. This is the part I like the most. I gave my son a copy of this book to read. He’s always been a geek and never really interested in real estate investing before, but after he read through this book he sat down with me and asked me if I wanted to try this stuff together. Now, I don’t know about you, but having your kid want to do business with you is like taking a couple of damn happy pills. Anyway – joking aside, he’s going to do the tech work and I’m going to do the talking (the part I’m good at and have been doing so long).

    By the way, this is a Kindle book and I thought I had to buy a Kindle to read it – turns out that isn’t true. I was able to read it on the free Kindle software on my PC. It even reads it to you if you want.

    Get this book if you want to build a business and not just do a couple deals.

    One of the problems I keep seeing with books on real estate investing is that they never give you enough information to actually do a deal and make money. They always want you to buy something else or join a program or give them a thousand dollars for this or ten thousand dollars for that.

    I hate to admit it, but I’m one of those people who have spent many times that at real estate investing seminars and training websites. None of that training ever paid off.

    But this book, for just $2.99, offers a complete system for building a real estate investing business. It has EVERYTHING I needed to get started doing deals and I did my first deal in 2 weeks. I didn’t make a lot that first time out, just $2500, but I sure was excited when I got those funds.

    His method is a variation on flipping Lease Option deals using assignable contracts. But I’ve seen other guys who taught something like this and never got the clarity or a real understanding of how to do it until I read this book.

    First he explains something he calls the “Zero Down Deal Structure Hierarchy.” This was a revelation. I knew what “Subject To” and “Land Contract” and “Lease Option” and “Assignable Cash Deals” are – although I had never heard of a “Multi-Mortgage.” But this author explains what kind of offer to make in ANY situation so that you have the most control in the deal and so that you can protect yourself and the other people in the transaction.

    Also, having these tools makes it possible to make an offer to any seller that can make you money . All you need is some basic information and you can structure the deal if you understand this Hierarchy.

    Next, he shows you how to find deals from leads that you can find easily on the internet. You learn how to make an offer and about 6% to 8% of the sellers who get it will say ‘Yes.” And these are Seller financed deals – you don’t need cash or banks. I’ve never received a response rate like that before when I went after seller financing.

    He shows you how to find buyers for these houses and make cash at closing. And the buyers are the easiest part of this system. It took me 5 days to bring in a buyer. They gave me the money and I was out of the deal with money in my pocket. The seller was happy, the new buyer was happy and I was extremely happy.

    Now the part that you may not like…

    As I said before, I’ve been buying real estate information for a long time, so it wasn’t a surprise to me that the author had something to sell.

    He gives you a complete system so you don’t have to give him another dime – BUT, he then offers to sell you an online system that automates a big part of the work. I admit it, I bought it. And everything he promised about it bringing me tons of motivate seller financed leads – was absolutely true.

    I can barely keep up with the leads that are coming in. It’s a little overwhelming and it’s a lot of work getting to them all – but no one is crying in their beer for me.

    Anyway, I’m giving him five stars because I think it’s an amazing system and you don’t have to buy anything else to make it work – everything you need is there. And personally, I don’t have any problem with him selling me a system that works this amazingly well to make my life so easy. And the price isn’t that bad – not sure if I’m suppose to write that stuff here.

    If you are one of those guys who thinks everything should be free. Or if you are looking for a get-rich-quick scheme – this book is not for you! Don’t waste your time.

    But if you are looking for a complete business system and a way to make money without investing a penny for down payments and without using your credit or verifying your income, this book will serve you well.

    It even gave me the forms and the scripts, marketing materials and the documents I needed to put it all together.

    I think this is the longest review I’ve ever written, but I had to write it out – I love this book, this system and the author. I’ve finished one deal and I have 6 others in the works that I expect to close over the next couple of weeks. Woo-hoo!

    I’ve been following Joe Crump’s information for a while now, and I purchased his last book about passive real estate investing, which also was a fantastic read.

    I’ve bought a bajillion real estate courses and sat on countless webinars with other gurus, only to leave with more questions unanswered. A lot of other gurus sell the sizzle, Joe sells you the actual steak.

    I’ve been using a lot of his automation systems in my business, which allows me to “clone myself” 6 times over. I currently send out over 15,000 emails every month to homeowners each and every month in 6 different states… something that would have taken me (or a VA) a massive amount of time to accomplish. Thanks to Joe, I have actually quit my job, and currently buy and sell between 4-7 homes per month, and enjoy much more free time than I used to have while earning a living 4-5 times more than what I was making before in my J-O-B.

    If you want to have a truly automated business model, complete with an automation system that allows you to spend more time on things that matter to you most in life, all while earning significantly more money than you were making before… then I suggest you follow Joe like I did.
